Water Treatment Plant (WTP) Maintenance in Bangalore
Reshma Facilities Management operates and maintains apartment water treatment plants in Bangalore. We run the filters, softeners, RO units and chlorination every day, log TDS and hardness, and make sure the water reaching each flat stays within safe limits.
What a WTP does
An apartment water treatment plant cleans incoming water before it goes to the overhead tanks. Depending on your source it will: – Remove sand and suspended particles through pressure sand filters – Remove smell, colour and chlorine taste through activated carbon filters – Reduce hardness through a water softener – Reduce dissolved solids through RO, where fitted – Disinfect through chlorination or UV
Borewell and tanker water in East Bangalore is usually much harder and higher in TDS than Cauvery water, so the WTP in these buildings works a lot harder.
Signs your WTP needs attention
- White scale on taps, shower heads and tiles
- Geyser elements failing across several flats
- Dry skin and hair complaints from residents
- Soap and detergent not lathering
- Yellow or brown tint in the water
- Smell of chlorine or no chlorine at all
The softener is usually the culprit. When its resin bed runs out, water still flows at normal pressure and nothing alarms. Hard water goes straight through, and the first sign is scale in flats months later.
What we do
Task | Frequency |
|---|---|
Inlet and outlet TDS | Daily |
Inlet and outlet hardness | Daily |
Residual chlorine at outlet | Daily |
Tanker water TDS on arrival | Every load |
Softener regeneration and salt top-up | Based on measured hardness, logged |
Sand and carbon filter backwash | To schedule, logged |
RO flow and rejection rate | Daily, where fitted |
Media and membrane condition check | Periodic |
Full water test at an accredited lab | Quarterly or as agreed |
Monthly report to the association | Monthly |
We regenerate the softener based on actual hardness readings, not a fixed weekly calendar. In tanker-fed buildings, hardness changes with each supplier, so a fixed calendar is wrong most of the time.
Safe TDS and hardness levels
Under IS 10500, the Indian drinking water standard:
Parameter | Acceptable limit | Permissible limit (no alternate source) |
|---|---|---|
Total dissolved solids | 500 mg/L | 2000 mg/L |
Total hardness (as CaCO3) | 200 mg/L | 600 mg/L |
A single test after a complaint tells you the water quality that morning. A daily log tells you when it started changing and why.
Repairs and upgrades
We handle media replacement, resin replacement, RO membrane replacement, valve and pump repairs, and dosing system repairs. If a plant is undersized for the building’s current occupancy, we will say so in writing.
Cost of WTP maintenance
Cost depends on plant capacity, whether a full-time operator is needed and whether salt, chemicals and consumables are included.
Frequently asked questions
It depends on the input hardness and daily consumption. Buildings on borewell or tanker water may need regeneration every day or two. The right interval comes from measuring hardness daily.
Only if the incoming TDS is high enough to need it. Many buildings on Cauvery supply need only filtration, softening and chlorination.
Yes. We test each tanker load on arrival and reject loads above the agreed TDS limit where the association approves it.
