Electrical Maintenance Services for Apartments in Bangalore
Reshma Facilities Management maintains the electrical systems of apartments and gated communities in Bangalore: common lighting, panels, DG sets, transformers and fire alarm systems. Our electricians work to a preventive schedule and keep the records the building needs for inspections.
What’s covered

Earthing | Annual resistance measurement, pit maintenance |
DG sets | Weekly test run, fuel, coolant, battery, auto changeover (AMF) |
Transformer and HT panel | Oil level, breather, oil testing, thermography |
Pump room electrics | Starters, level controllers, motor protection |
Fire alarm system | Panel, detectors, hooters, manual call points |
Firefighting pumps | Main, jockey and diesel pumps, hydrant pressure |
Energy metering | Common area meter readings and consumption tracking |
DG set maintenance
A DG set that has not run under load for weeks may not start when the power goes. We test run it weekly, check fuel, coolant and battery, and confirm the automatic changeover works. Major servicing is coordinated with the DG manufacturer’s service partner.
Transformer maintenance
Apartment transformers usually fail for reasons that were measurable months earlier. Oil absorbs moisture and loses its insulating strength. The silica gel breather turns pink and nobody replaces it. A loose termination heats up where thermography would have caught it.
Check | Frequency |
|---|---|
Oil level, temperature, breather | Monthly |
Oil dielectric (BDV) test | Periodic |
Thermography on HT and LT panels | Periodic |
Earthing resistance | Annual |
HT panel relay and protection check | To schedule |
A failed transformer costs lakhs to replace and leaves the building on DG power while it is fixed.
Fire alarm AMC
A fire alarm panel can show a healthy board while a zone has been isolated for months. Technicians isolate zones to silence false alarms and forget to restore them. Detectors get painted over during repaints. Hooters get disconnected after complaints.
We test zone by zone and report which devices actually responded, not just that the panel shows green.
Item | Frequency |
|---|---|
Panel health and fault log | Monthly |
Detector testing by zone | To schedule, logged per device |
Hooters and manual call points | Monthly |
Fire pumps and jockey pump | Weekly test run |
Hydrant pressure and hose boxes | Monthly |
Extinguisher pressure and refill dates | Monthly register |
Cost
Resident electricians are priced monthly as part of the facility contract. Transformer testing, thermography and fire alarm AMC can be taken separately.
Frequently asked questions
